Summary
When the township of Lower Merion, PA sought to revitalize its downtown Ardmore business district, it sought ambitious proposals from real estate developers. The area had been depressed for years due to competition from nearby malls, poor traffic circulation and parking issues, and general neglect. Several visionary proposals arose through the competition, including the winning proposal from MCFA partner EBL&S Development. The team proposed an eco-friendly residential village with high end retail and hotel accommodations in close proximity. The proposal also included a multi-million dollar upgrade to the existing commuter rail station.

MCFA was actively engaged throughout the initial proposal development and public presentation phase. MCFA associates assisted in financial modeling, public outreach, and drafting the winning proposal for the $300 million development deal. In January 2007, the team was selected as the winner by the Lower Merion Board of Commissioners.
