Summary
For organizations with expansive physical plant such as universities and military installations, Heating, Ventilation and Air Conditioning (HVAC) equipment is a major recurring capital expense. Maintaining this equipment at the optimum performance levels requires resources, planning and management commitment. Failure to do so results in unnecessary and premature capital expenditures and very pointed complaints from vocal building tenants.

Traditionally, organizations adopt preventive maintenance as a cost savings measure and to limit mechanical breakdowns. This is an improvement over traditional reactive maintenance programs, but is still not an optimal use of maintenance resources. MCFA and Johnson Controls have teamed to take this preventive concept a step further and reduce the risk and cost of “over-maintenance”. By integrating Johnson’s Metasys® controls with a work order management database, the firms are enabling a major client to perform conditional monitoring of equipment valued at billions of dollars. Based on complex algorithms and real-time data, the client reacts prior to equipment failure, but does not overreact.
